London remains preferred destination for global corporate real estate investors

London is still the world’s top destination for investment in commercial real estate despite ongoing uncertainty about Brexit, well above both Manhattan and Paris, the next two biggest markets, new research claims. Around£16.2 billion was invested in central London’s commercial offices in 2018 compared with £14.3 billion in Manhattan, £12.1 billion in Paris and £8.4 billion in Hong Kong, according to the analysis report from international real estate firm Knight Frank.

Millennial headlines, eternal workplace truths, the pathologisation of sitting and some other stuff

The New York Times asked an interesting question this week. “Why Are Young People Pretending to Love Work?” it demanded, begging the immediate response ‘for the same reason everybody else does’. If only that pat, facetious response were enough to satisfy the actual questions concealed by the typically misleading headline. What the article actually wants to know is why some members of one particular tribe of young people have a toxic relationship with work. And that tribe (of course) is made up of the diverse, attractive, urbanite, coffee-fixated, stock image Millennials working for the world’s tech giants. Interesting in so far as it goes, but this tribe is not homogeneous to begin with and does not represent the world’s ‘young people’. It’s beyond time we stopped working on the basis that it does. Change the headlines.

Landsec becomes latest major property firm to offer coworking space

Landsec has launched its new flexible office brand, Myo, which it claims will provide customised office space for businesses looking for flexibility to enable future growth from April of this year. Coworking in other words. The move is the latest example of a major commercial property firm entering the market for flexible offices and coworking space in the wake of its recent boom. Myo will operate as a standalone brand, offers flexible leases ranging from 12 months to three years for businesses that need space for between 15 and 80 people.

The trend is also evident elsewhere in the supply chain as shown by ByBailey’s merger with Insidesource and the creation of The United Workplace by Fourfront Group and partners around the world.

Employers must take better action to avoid sick building syndrome

Sick building syndrome is a collective term to describe when occupants of a specific building suffer from a related illness. Problems can either be localised to a specific room or more widespread throughout a building. The symptoms can manifest as headaches, blocked or runny noses, skin irritations, sore eyes or tiredness and difficulties with concentration. A number of building-related factors are linked to the condition with ageing offices and factories acting as magnets for sick building syndrome. Studies have shown that headaches and respiratory problems among office workers were directly related to the use of air conditioning and inadequate ventilation. Room temperature, light and noise, humidity, carbon dioxide, chemical contaminants (volatile organic compounds – VOCs), air quality and naturally occurring poisons can all inflame symptoms for sufferers requiring more precise control over environmental factors in the workplace. New findings from health and wellbeing provider, BHSF, suggest that home workers struggle to switch off, and this could be negatively affecting their work/life balance. Flexible working provides huge benefits for employees – it means they can avoid lengthy and stressful commutes, work at times that fit them and their families, and focus clearly without other distractions. However, all these positives may be lost if employees continually work beyond their contracted hours, warn the study’s authors. Prolonged working outside of hours can seriously affect employees’ ability to stay fresh and mentally alert.

According to Savills London witnessed notably above average levels of office take-up in 2018 and achieved the best ever City of London rent (£80 per sq ft). The list of global businesses committing to long term leases has continued to grow with announcements in the last 12 months from Facebook, LinkedIn and Sidley Austin. The constrained development pipeline has seen more office pre-lets over 50,000 sq ft agreed in 2018 than ever before, while a shortage of available Grade A options has matured into a greater number of development opportunities. Savills also predicts a greater number of value-add and development opportunities coming to the market and that trading in London will insure the ongoing creation of the world’s best office buildings in a city where people will continue to want to work. This in turn creates new investment opportunities for global investors searching for prime assets.

New Deloitte London office: a world-leading building for sustainability and wellbeing

Deloitte’s new UK and North West Europe headquarters at 1 New Street Square, EC4, is claimed to be the largest office in the world to achieve leading certifications for being both an exemplar green building and one designed to enhance the wellbeing of its people. The new 270,000 sq ft HQ, which Deloitte occupied in July, is the culmination of a four year programme redefining the workplace of the future for the firm’s people and clients. The space was designed by ID:SR with furniture supplied by Sketch Studios.

European property sector predicted to grow next year, despite economic challengesThe European property sector is predicted to grow next year, according to CBRE’s 2019 EMEA Market Outlook report. Although recent indicators suggest some slowing of momentum economic growth in Europe will remain above-trend rate in 2019 and 2020, with Spain, Ireland and the central European countries expected to see the fastest economic growth. France’s growth is expected to accelerate as recent economic reforms begin to pay off; however, UK growth is expected to remain below-trend, but with better long-term potential once the current uncertainty around Brexit passes. Office markets around the region are expected to see positive growth in leasing levels in 2019.
