It’s no coincidence that coworking spaces have thrived up till now in the world’s most expensive property markets – in London, Hong Kong and New York, serving exactly the sorts of start-ups and freelancers who rely on proximity to their potential clients.

According to a new study; UK Landlords & Investors Embrace the Flexible Revolution from CBRE, the majority of UK landlords (92 percent) believe that flexible office space is on the brink of becoming mainstream and are not only keen to monitor but respond to the growth of flexible office space. Over three quarters (77 percent) of survey participants stated that they are currently considering some form of flexible provision, with 79 percent declaring an intention to act within the next 12 months. Over half of employees say remote working and coworking increase their productivity

coworkingMore than half of US based employees (54 percent) with the chance to work remotely say they are most productive when they work outside a traditional office environment, such as at home, in a coffee shop, or in a coworking space, according to a new survey by research firm Clutch. Over two-thirds (68 percent) of workers surveyed work in a traditional office. However, higher productivity isn’t the only reason employees prefer other workspace options. Over a quarter (26 percent) of employees who have some degree of flexibility say a better work-life balance is the top benefit of working outside the office. Other benefits include flexible work hours (21 percent) and fewer distractions (18 percent).

Over half of those employed in the banking sector in Australia now find themselves in agile and dynamic activity based workplaces. The banks have set the pace. The overall growth of the phenomenon has been exponential in the last 5 years, with sources suggesting two thirds of Australian organisations will have adopted Activity Based Working (ABW) by 2020. Furthermore, by looking at the number of Activity Based Working projects in the pipeline this move away from the 20th century office seems unstoppable. Despite global economic challenges the banking sector in Australia is particularly strong and stable, which contributes to the organisations’ ability to take a long term view. Alongside this robust financial picture we are also seeing a shift in purpose emerge, where the banks move away from a purely financial role to one where they embrace a sense of community and stewardship thus developing a broader contribution to society.

Coworking trends are influencing design and layout of central London offices

The rise of coworking and flexible working are affecting the design and layout of central London offices, with many traditional offices being given makeovers to reflect current trends in wellness and connectivity. And according to Cluttons’ Central London Office Market Outlook for Spring 2018, the Central London office market continues to experience a comparatively low vacancy rate – currently standing at 5.9 percent percent well below the 15 year average of just under 8 percent, which is more or less the same following Brexit in mid 2016. In comparison, following the peak of the last cycle at the end of 2007, the overall vacancy rate in Central London moved out from 7 percent to an average of 8.2 percent in the following two years. Landlords have been generally far more responsive to the recent downturn than in previous cycles; not only in relation to rent but also lease flexibility, together with a willingness to cap service charges and dilapidations with older style buildings. Alongside this, the volume of flexible office space in London rose by 20 percent last year as smaller firms move into serviced or managed offices.

Remote working preferred, as just one in ten workers happiest in an office environmentOne in four workers (28 percent) would move jobs if they weren’t allowed to work from home, increasing to nearly half (45 percent) of millennial workers. Yet while two thirds of UK employees (65 percent) can work from home, 35 percent are still not given the option of working remotely. Totaljobs’ research revealed that remote working is in the top five most important benefits when looking for a new job, beating perks such as enhanced parental leave, travel allowances and learning and development. One in five workers would pick a job that offered remote working over one that did not when deciding on a new role. Given the choice, two fifths (38 percent) of the UK workforce prefer working from home, a figure that rises to 46 percent of 18-34-year olds as opposed to just 31 percent of over 55’s, clearly showing the popularity of remote working options to the millennial workforce. The flexibility that remote working offers is most appreciated by women, with a quarter (24 percent) preferring the option of working from home or in the office compared to 16 percent of men.

Employers needs to do more to support working families

Tackling unsupportive workplace cultures is crucial in helping parents achieve a better work life balance, according to a new study from lobby groups Working Families and Bright Horizons. The 2018 Modern Families Index: how employers can support the UK’s working families, published by work life balance charity Working Families and Bright Horizons, claims to expose the limitations of policies like flexible working, whilst unsupportive workplace cultures remain in place.  Many parents feel compelled to work far beyond their contracted hours to meet managers’ expectations and to progress in their careers, according to the report. When parents were asked how they felt about their employer in terms of work-life balance, over a third (34 percent) of parents said they felt resentful, with more fathers than mothers agreeing (37 percent vs. 32 percent). Millennials were the most resentful; 46 percent of millennial fathers felt resentful, the highest proportion of any group of parents.

Working fathers are being let down by workplace policies, claims Government report

The Government’s Women and Equalities Committee has published its report on fathers in the workplace. Its main conclusion is that current policies supporting fathers in the workplace do not deliver what they promise, despite good intentions and this is particularly the case for less well-off fathers. It claims that the Government must reform workplace policies to ensure they meet the needs of the 21st century family and to better support working dads in caring for their children, say MPs. The report concludes that the right to request flexible working has not created the necessary cultural change and the Government itself admitted to the inquiry that its flagship shared parental leave scheme will not meet its objective for most fathers.

We moved and then nothing happened, is one of the typical problems while evaluating the ups and downs of an activity based working (ABW) journey. The key to success is to kick off and re-start a change that has stopped. A second problem is that the layout of the office not quite meets up to expectations and needs, and a third is that too few feel engagement. It doesn’t necessary work badly, but something itches. What and how to do then? Clearly showing to those in charge what is not working or not has been carried out as it was meant, and showing the arisen consequences due to that, is one of the things that must be done to enable a re-start. Anyone who works in employment law or HR is certainly living through interesting times. With the removal of employment tribunal fees, litigation over the correct calculation of holiday pay and Brexit planning there is much to keep us busy. In addition, In addition, the impending GDPR is highly topical.  However, for me, the most intellectually stimulating but also practically difficult area to advise on often remains employment status. Put simply, the law is out of date. Legislation drafted in the 1990s, and to some extent based on cases from much earlier, simply does not cut it in an increasingly flexible and developing work place.
