New research from Property Consultants Bidwells claims that up to 20 million sq ft of new lab and office space will be required in the Oxford-Cambridge Arc within the next two decades to keep pace with demand, twice the volume of the previous 20 years. The new report, ‘Oxford-Cambridge Arc Beyond the Covid-19 Crisis’, also estimates that the Arc will represent almost 11 percent of UK GVA by 2050, up from 6 percent today, equivalent to £100bn a year. Flexible working arrangements are those which ‘allow employees to vary the amount, timing or location of their work’ and may include part-time working, mobile/home working, compressed hours or job-sharing – among others. Before the lockdown, according to the Chartered Institute of Personnel Development (CIPD), more than half of all employees in the UK used at least one form of flexible working, while a study by Gallup in the US suggests as many as 43 percent of employees already worked flexibly. The practice has been found to have positive effects on job satisfaction, employee commitment, reducing work-family conflict – and for many is now an essential component of modern working life. A new survey from Office Space in Town (OSiT) claims that the overwhelming majority of workers are looking forward to a return to the office. However, most also want to avoid the commute, have more control over their times and places of work and want new working environments that help them work better. Years of hard work transforming the grounds of Toyota GB’s headquarters in Burgh Heath into a wildlife haven have paid off as the company has been awarded the prestigious Biodiversity Benchmark by the Wildlife Trust. The Biodiversity Benchmark is designed to complement the ISO 14001 environment management system and is the only standard that certifies management of company grounds and landscapes for wildlife. Toyota went through a robust certification process over an 18 month period to put environment management and development processes in place and to prove that the grounds have been enhanced so that wildlife can thrive in a rich habitat. Research conducted by Bullhorn, suggests that recruiting professionals are optimistic about COVID-19’s future economic impact. According to Bullhorn’s Global Recruitment Insights and Data (GRID) COVID-19 Impact Survey, only two percent predict a sustained depression that extends past 2021, and more than half (56 percent) expect the economy to improve by the end of the year. The BBC recently published a piece on its website to commemorate the 40th Anniversary of Ridley Scott’s movie Alien and what it could tell us about office design and the workplace (of whatever sort). One of the interesting points raised in the piece was how the depiction of the conditions on board the spaceship Nostromo did away with the gloss and swish of previous visions of the future, replaced by grime, exposed services and strictly utilitarian interiors. The environment was one of the characters, a trick Ridley Scott later repeated in Bladerunner. More →

The commercial property sector is waking up to the fact that it needs to take responsibility on climate change and there is a broad recognition that a significant gap exists between the design expectations and operational performance of buildings. British Land has launched its sustainability strategy for the next decade, announcing its ambition to transform the entire portfolio to net zero carbon – including developments – by 2030. The company will create a Transition Fund which it claims will drive operational progress and finance the retrofitting of the standing portfolio. It has also committed to roll-out the successful place-based approach to social contribution across the portfolio. More →
