City of London on track for record levels of office investment

The City of London is defying the doomsday Brexit scenario and on track to reach record levels of office investment in 2017, as Savills anticipates total turnover will hit £12.5 billion – subject to a number of deals currently under offer exchanging or completing before 31st December. This sees total transactions in 2017 doubling the 10-year average (£6.259 billion), in line with the all-time record volume seen in 2014 (£12.6 billion). The real estate advisor suggests the West End market will see £7.155 billion transacted in 2017 bringing total turnover in central London for the year £19.6 billion. Savills says that the weakness of sterling since the EU referendum has boosted the city’s attractions to overseas capital.  This has happened in tandem with a return of UK buyers to the London market. Figures from the firm show office take-up in the City and West End are both above the long-term average while more than a third of the city’s developments are pre-let.

Employers not doing enough to help staff reach their full potential says HR

It appears to have been a challenging year for HR professionals, as a new survey suggests nearly three quarters (72 percent) of participants in a recent survey feel slightly or significantly more over-stretched in their role compared to last year. Forty four percent believe the workforce does not have enough support to thrive, and a further 23 percent don’t feel confident  that their organisations are doing enough to address this issue. Research from a survey of HR people conducted by Cascade HR found that 32 percent of HR managers have found employment legislation harder to navigate. However, a reassuring 61 percent of HR professionals now feel ‘somewhat prepared’ for GDPR, which has understandably taken up a lot of preparatory time and resource as 2017 has unfolded. In fact, only 15 percent of HR professionals surveyed feel significantly or slightly underprepared, which seems to contradict national statistics on a business-wide level.

New intellectual property protection initiative launched for workplace and interior design

The Society of British and International Design (SBID) has launched the SBID Intellectual Property (IPP) initiative to mark the new campaign to prevent IP theft in the interior design industry. Developed in association with TM – Eye, with the aim of assisting the industry to obtain objective evidence of design ownership, the venture updates the archaic discourse on intellectual property in design and will raise awareness of what designers need to do to properly protect their work. The issue is one of stolen ideas after a commercial presentation, without consent or a fee, a problem that has plagued the interior design industry and left owners/creators feeling like they had no legal support to refer to. This could typically be the theft of ideas created in an interior designed space or product. This has not only been an ongoing problem for business investors in all creative sectors of design and manufacture, but also a problem for consumers who are put at risk, completely unaware when they purchase a look-alike product, to find a poorly manufactured copy without tested safety marques that could cause untold damage to property.

Office rents begin to fall in Central London as Brexit uncertainty bitesOffice rents have begun to slip across Central London, and the chief reasons could be uncertainty around the outcome of the Brexit talks and the UK seemingly missing out on the rising level of global trade, suggests Cluttons’ London Office Market Bulletin Autumn 2017. While the report highlights that many locations in Central London have seen headline office rents hold steady for the better part of two years, rent free periods have been moving out in order to sustain this, but now appear to be at a critical tipping point, level, which is driving some landlords to consider alternative incentives, such as delayed completions. Freddie Pritchard-Smith, Head of commercial office agency at Cluttons said: “Many firms remain nervous about making a long-term commitment to more space, choosing either flexible overflow space or to reconfigure within their existing office. The exception to this of course remains the serviced office and TMT sectors, who have helped transactional levels in the West End to surpass 4 million sq ft already this year, which is paradoxical to the falling rental conditions.”

Prestige of a London office location continues to drive demand among SMEs

Leo offices in MayfairThe London office market remains a buoyant market despite Brexit uncertainty, as many organisations see it as the most prestigious location for businesses of any size. In research conducted by London Executive Offices (LEO) 60 percent of entrepreneurs and business executives would choose London as their business location for allowing good access to customers; 57 percent say that start-ups have the best chance of success if located in London, and that they could achieve annual growth of 20 percent by being based in the capital. Over half of those surveyed strongly believe that a London office address creates a better perception of their business. LEO’s findings also demonstrate that certain London locations remain traditionally associated with particular sectors. Of those financial companies surveyed, 73 percent would choose established financial services hotspots Bank and Canary Wharf to base their start-up. Office space in the City remains an attractive proposition, evidenced by LEO’s recent launch at 1 King William Street at over 80 percent let.

Workplace design continues to lag behind the needs of modern working life

Companies around the world waste potentially billions of dollars on under-utilised office spaces that are unfit for purpose and do not reflect the needs of modern workers, a recent benchmark study of over 100 workplaces claims. The study, Optimaze Workplace Review, from Finland based workplace analyst Rapal Oy took place during 2016, aggregates space utilisation data collected from 15 countries. The 330 observational space utilisation studies involved more than 6,600 walk-throughs of 111 buildings and 53,600 work spaces around the world to explore the working practices and environments of more than 23,000 people. It also includes a dataset of around 354 million observations of workstation use in total. The report’s main conclusion is that leadership teams are increasingly placing workplace management issues higher on their agendas, aware of the need to align spaces with new working cultures.

Plans announced for Digital City on Toronto waterfront

Sidewalk Labs, owned by Google’s parent company, Alphabet, is to build a ‘digital city’ in Toronto to showcase smart city technology and a range of other cutting edge innovations and examples of best practice. The aim is to turn the Eastern waterfront area of the city into a working laboratory for a range of technologies such as fast wi-fi, millions of smart city sensors, sustainable energy and autonomous cars. The over 3 million s. ft. mixed-use development in Toronto will also be built using cutting edge innovations in construction. Google is already set to become the first major tenant in the development with an office for 300 employees of its Canadian HQ. Sidewalk Labs and the local authorities hope to turn the area into a “place for tens of thousands of people to live, work, learn and play – and to create and advance new ideas that improve city life”.

Record demand for London West End offices boosted by tech and media firms

Spotify has acquired offices at The AdelphiTake up of new commercial offices in London’s West End in September 2017 hit the highest quarterly total on record – with tech and media firms, along with serviced office schemes being the most active, according to figures from real estate advisor Savills. The take-up was 857,259 sq ft (79,639 sq m) – bringing total take-up by the third quarter to 1.62 million sq ft (150,498 sq m). Leasing activity in the third quarter of 2017 brings total take-up year to date, to 3.99 million sq ft (370,671 sq m), which already surpasses 2016’s total annual take-up (3.97 million sq ft) and places the West End in a strong position to exceed the record 4.3 million sq ft (399,470 sq m) amassed in 2015. Key deals that helped elevate the market included: Aegis pre-letting the entire 310,000 sq ft (28,799 sq m) at British Land’s 1 Triton Square; The Boston Consulting Group pre-letting 123,500 sq ft (11,473 sq m) at 80 Charlotte Street and Spotify acquiring 104,133 sq ft (9,674 sq m) at The Adelphi.

Government sets out its vision for a low carbon UK

A strategy setting out how the UK plans to lead the world in cutting carbon emissions to combat climate change while driving economic growth, has been published by the Government. The Clean Growth Strategy: Leading the way to a low carbon future builds on the UK’s progress to date. Carbon emissions in the UK have fallen and national income risen faster than any other nation in the G7 since 1990, according to the report, with emissions down by 42 percent while the economy has grown by 67 percent.

New evidence of a strong correlation between productivity, creativity and even profitability with employee working conditions, such as: light, air, noise, health, culture, design, movement and the quality of furniture have been established in a new report. The syndicated research project, Wellness Together, carried out by Sapio Research, of 1000 UK based office workers and 50 Facilities Management experts, suggests a strong link between people feeling catered and cared for by their workplace/employers and how this impacts business performance. Wellness at work is a dominant theme in any discussion about the workplace. But this is not just a discussion about happiness, it is about creating cultures and environments that are conducive to commercial success. The study identifies that in order to achieve true ‘Wellness’ attention to every single component that can impact mental and physical health needs to be considered, from building structures and company cultures through to the physical furniture and fittings that employees require to work efficiently and effectively.

UK businesses continue to stifle personal creativity at work

UK businesses are failing to support a culture of innovation despite employees believing that their companies would benefit from fresh ideas and innovative ways of working, new research claims. The study of 1,000 workplaces conducted by RADA in Business (the commercial subsidiary of the Royal Academy of Dramatic) found that 81 percent of workplaces had failed to create a culture of creativity at work that encourages new ideas and experimentation, according to their staff. Many employees feel that businesses are suffering as a result, with just under a quarter (24 percent) saying that their workplace is desperately in need of new ideas and fresh thinking to overcome current problems.
