BIMBSI, the UK based organisation responsible for developing and publishing standards for businesses, has revised BS 8536-1 Briefing for design and construction: Code of practice for facilities management (Buildings infrastructure). The standard has been included in the Level 2 BIM package which the Government expects companies to offer when tendering for Government contracts. The standard has now been brought into line with the principles of the Soft Landings Framework and Government Soft Landings (GSL) post occupancy evaluation and BIM requirement. Soft landings is designed to enable the transition from design and construction into operation. It advocates collaboration during briefing, design, construction and handover between the design and construction team and the operator, operations team or facilities manager.

ProductivityEver since the UK started to emerge from the economic downturn there has been a great deal of brow beating about the so-called productivity puzzle. Although the UK economy grew between 2012 and 2014, productivity fell by 1.15 percent. In addition, the UK has a productivity gap of between 23 and 32 per cent between it and comparable economies such as Germany, France and the Netherlands. When considering the reasons for this, most of the time a finger has been pointed at some old favourites such as working practices, a lack of engagement or – according to this feature published in HR Magazine this week – individual behaviour.  Now a new report from the Institute for Public Policy research (IPPR) claims that the problems are far more complex than people typically assume and that one of the major factors is the jobs people are offered.

stride-wiltshire-ch-085The UK Government, in conjunction with construction industry data specialist Barbour ABI, has published a full detailed list of around £118 billion of publicly funded building projects scheduled for the next five years. You can find the pipeline as a spreadsheet here, with the data broken down by sector and including some basic data for each project. The Government has also introduced a dedicated website with details of the projects with updates to the raw data available via both the central government website and at data.gov.uk. The government construction pipeline is now updated twice a year which the Government claims will ‘extend its reach beyond the major construction spending departments and improve the integrity of the data’  and demonstrate its commitment ‘to continuous engagement with industry and government clients on current use and future improvements’.

workplace design and productivityThree new studies have joined the already extensive body of work linking workplace design and productivity. The most extensive is the research carried out by communications consultancy Lansons which looks at every aspect of the British workplace to uncover the experiences and most commonly held perceptions of around 4,500 workers nationwide. The study is broken down into a number of sections which examine topics such as workplace design, wellbeing, job satisfaction, personal development and leadership. The second is a study from the Property Directors Forum which explores the experiences of occupiers and finds a shift in focus away from cost reduction and towards investing to foster employee productivity. The final showcases the results of a post occupancy survey conducted by National Grid following the refurbishment of the firm’s Warwick headquarters by AECOM.

Flexible workingOne of the consequences of the near universal uptake of flexible working practices amongst smaller businesses is a growth in the use of the technology best suited to make them work such as Cloud based data services. That is one of the key findings of a new study from BT Business and the British Chambers of Commerce (BCC). According to the survey of just over 300 small and medium sized business owners and decision makers, nearly all (91 percent) have at least one member of staff working away from their main place of work for significant periods, and a fifth (19 percent) claim that more than half of their staff have adopted some form of flexible working. The report concludes that this is the main driver in the growth of Cloud data services with 69 percent of firms already using cloud-based applications and more than half (53 percent) saying that they are essential for agile working.

ergonomics and muffin topsThe Human Factors and Ergonomics Society (HFES) has published a special edition of its in-house journal dedicated to the much discussed topics of sedentary working and the need for us to get out of our seats. You’ll have to pay for it however, although individual sections are available for a one off cost. HFES claims to be the  world’s largest scientific association for human factors and ergonomics professionals, with more than 4,800 members worldwide. The July issue of their journal Ergonomics in Design looks at the range of ailments associated with sedentary working, including obesity, heart disease and diabetes, weighs up what can be done to change the way people work, as well as the benefits and possible downsides to the most commonly suggested solutions, including sit-stand workstations, alternative seating designs and – God help us – treadmill desks.

Female bossesAs businesses begin to ease out of recession they are starting to feel more confident in the economy and look at how they can increase spend. But while companies adjust to their new found growth they must ensure that their employees are reassured that they have a voice and, more importantly, are listened to. At Pure, we’ve recently taken a look at the wider impact which employee engagement can have on businesses big and small using an analysis of some key research. This included some illuminating data on gender roles, which included the fact that employees who work for a female manager are 6 percent more engaged, on average, than those who work for a male manager; female employees who work for a female manager are the most engaged, at 35 percent and male employees who work for a male manager are the least engaged, at 25 percent.

City firms adopt more flexible working, but it starts from the top

Flexible workingEmployers in the City of London are increasingly open to the idea of flexible working, claims a study of 1,000 workers by recruitment firm Astbury Marsden. According to the study, a third of men working in the City (34 percent) say they now have some flexibility over the hours they work, whether through flexi-time, working a certain number of hours annually or compressed hours. This is up from 28 percent last year. Meanwhile a smaller proportion of female City workers (30 percent) claim they now have the option of flexible working, up from 23 percent in 2014. The research indicates that although women in the City are more likely than men to work part-time or term-time hours or job-share, with over a quarter being able to do so (26 percent), almost one in five men (18 percent) say they also have this option available to them.

Autonomous workersOne of the usual arguments against offering people greater autonomy over where and how they work is a lack of control and a consequent lack of effort from employees. However new evidence published by German researchers suggests what actually happens is the opposite. When the employer relinquishes control, people work more. The paper, from researchers in Berlin based on an eight year study, found that people who enjoy ‘full and unrecorded’ autonomy over how they manage their work put in an extra seven hours each week. Interestingly, even those with fixed hours give their employers an extra two hours weekly, but the report suggests there is a clear correlation between personal autonomy and hours worked. Other factors that influence hours worked include seniority, job security, satisfaction and tenure. Taken together these account for nearly two hours of extra work each week.

More evidence to dispel the idea that ‘sitting is the new smoking’

sitting is the new smokingThe apparently compelling idea that ‘sitting is the new smoking’ is given yet another shoeing by new research which confirms that long term standing at work can be harmful too, in both the short and long term. The study, “Long-Term Muscle Fatigue After Standing Work” is published in the journal Human Factors and available to read in full here. It found that prolonged standing is associated with a range of health issues including fatigue, leg cramps, and backaches, which can affect performance and cause significant discomfort in the short term and develop into something more in the long term. Over time, this type of sustained muscle fatigue can result in serious health consequences, according to the academics who carried out the research behind it. It confirms previous research which shows that health problems are associated with a lack of variation in working position, not a specific position.

facebook-thumbs-downThe property sector offers its customers pretty appalling customer service, according to a ‘damning’ new report from the British Council of Offices (BCO).  The study, based on the experiences of just 64 occupiers claims that fewer than one in five (17 percent) rate their property management service as “good” or “excellent” and fewer than one in three feeling that their suppliers understood their business needs. The survey found that although customer service is lacking, satisfaction with the end product itself was high, with two out of three occupiers happy with the quality of their office and three out of four perceiving quality to have improved over the past 10 years. The report sets out a 10-point action plan to improve the service occupiers receive, including adopting a new definition of “building performance” set by the BCO and encouraging more transparency.

UK property industry ‘lags-behind’ customer service revolution says BCO

Customer service lags behindOnly 1 in 5 office occupiers rate their property management service as ‘good’ or ‘excellent’, according to new research by the British Council for Offices (BCO). While two thirds of occupiers are happy with the quality of their office and three quarters perceive the quality of office space to have improved over the past 10 years, less than one in three occupiers feel the industry understands their business needs. This clear gap between customer expectation and customer experience has led the BCO to call on the industry to develop a better understanding of what a well-performing building looks like from an occupier perspective. The BCO has developed a new definition of building performance, which sets out to frame a more sophisticated approach for property owners and managers to engage with occupiers, focusing upon value and quality creation, rather than simply cost reduction.
