Neocon highlights four of the world’s most important office design trends

humanscale-office-iq-float-smartWe live in the Global Village, Marshall McLuhan’s idea from 1962 of an electronically contracted world in which attitudes, cultures and our political, business and legislative framework begin to pull together. Yet each nation is shaped by little differences. That is why the comedy programme The Office found an audience on both sides of the pond, but one that needed Wernham Hogg in Slough to become Dunder Mifflin in Scranton, Pennsylvania for it to work for the local audience. The central idea of the show has a universal appeal but needs a local voice. And what is true for The Office with a big O is also true for the office with a small o. This was the takeaway conclusion of a series of events staged in London and Manchester last week by Milliken and Humanscale. The touchstone for these events was a debate about the main conclusions of of June’s Neocon.

Majority of women do not feel they are discriminated against at work

majority of womenThe overwhelming majority of women do not feel they face discrimination at work, according to a new report based on data from 170,000 UK workers. However, the study from the Great Place to Work Institute does identify a number of challenges that women face at work. The report – Women at work. Is it still a man’s world? – highlights the need for employers to pay closer attention to the specific differences between men and women’s experiences at work, rather than just focusing on overall results. The authors suggest that ‘this will help to identify and address any inequalities such as making pay and promotions more transparent and ensuring policies and practices are gender and age relevant’. The study makes clear that it is the combination of age and gender that presents the greatest challenges, especially in ensuring diversity in senior roles.

future of workA report published recently by my former colleagues at CBRE called “Fast Forward 2030: The Future of Work and the Workplace” claims that by 2025 so many people will be more interested in being happy and having creative roles that up to 50 percent of current occupations will be defunct. 35 years elapsed between the release of Orwell’s 1984 and the eponymous year and very little of Orwell’s dystopian vision came to pass. 2030 is a scant 16 years away so, even if one takes the exponential pace of change into account, it’s perhaps a bit of a stretch to think robots will have taken their seat at the table in quite the way we appear to think they will. Also unchanged one assumes are the attitudes of those who have a vested interest in the status quo or in dictating where the benefits of change will fall.

There has been much focus on gender pay this week with the announcement that larger companies will be forced to disclose pay rates. Now a new poll suggests another reason why women’s pay lags over their career, a lack of assertiveness. A report commissioned by Glassdoor found that only a quarter of UK women (27 percent) feel confident they will receive a pay rise within the next 12 months, compared to 40 percent of men. Women are also less likely to leave a job because of low salary than men – 30 percent of women said that low salary had been the major factor behind them moving on from jobs in the past, compared to 39 percent of men. The Glassdoor UK Employment Confidence Survey, conducted online by Harris Interactive, monitors four key indicators of employee confidence: job security, salary expectations, job market optimism/re-hire probability and business outlook optimism.

Forget flexible working, what most workers would prefer is more money

donkey-and-carrotFlexible working, wellbeing and praise may grab all the headlines when it comes to ways of raising productivity but if you really want to get more out of staff, the  number one motivator remains the one that hits them where it really matters – in their pockets. According to a study of the attitudes of 1,000 office workers from office space search engine Office Genie, around half (49 percent) chose pay rises and more than a third (36 percent) chose other financial  incentives when asked to select the top three ways their employers could improve their productivity. Nine percent specifically mention company shares. The third most popular measure overall was flexible working, cited by 22 percent of workers in their top three, followed by praising good work (20 percent) and encouraging people to get a good night’s sleep, again listed by a fifth of staff.

emailEmail remains the preferred way corporate teams stay in touch, but there is a widening technological gap between the generations. Although it remains the most widely used form of communication (87 percent) email also has the greatest potential to cause misunderstanding in nearly half (49 percent) of teams. The survey from EF Corporate Solutions of over 800 executives based in Brazil, China, France, Germany, Middle East, Russia, UK and US, indicated that a primary cause for conflict stems from language barriers (39 percent) but 45 percent said there are also barriers to communication between associates over 50 and under 30 in the way they use technology. Respondents also suggest that email has the potential to cause ‘information overload’ and teams can suffer from a lack of interaction when it is the preferred communication method.

UK property industry ‘lags-behind’ customer service revolution says BCO

Customer service lags behindOnly 1 in 5 office occupiers rate their property management service as ‘good’ or ‘excellent’, according to new research by the British Council for Offices (BCO). While two thirds of occupiers are happy with the quality of their office and three quarters perceive the quality of office space to have improved over the past 10 years, less than one in three occupiers feel the industry understands their business needs. This clear gap between customer expectation and customer experience has led the BCO to call on the industry to develop a better understanding of what a well-performing building looks like from an occupier perspective. The BCO has developed a new definition of building performance, which sets out to frame a more sophisticated approach for property owners and managers to engage with occupiers, focusing upon value and quality creation, rather than simply cost reduction.

windy-day-400x292As if there aren’t enough reasons to dislike tall buildings already, two news stories drop into our inbox this week which add to the growing charge sheet against these phallic assaults on our senses and sensibilities. According to the first story, it appears that the recent proliferation of towers in London not only means that the city looks more and more like Chicago, it is functioning more like it too. There are a growing number of complaints from the public about the winds that whip around the bases of the capital’s protrusions which were ‘unforeseen by planners’, according to a report in Building magazine. Meanwhile, developers in Melbourne have made the civilisation-ending announcement that the design of a new mixed use skyscraper in the city is based on a Beyoncé music video and make particular reference to the shape of the artist’s backside.

This is according to research by the CIPD published ahead of today’s budget, which the Chancellor has said will put the emphasis on improving UK productivity. The report: Productivity: Getting the Best out of People, explores the factors that help to explain why some businesses have higher productivity than others and finds that there are clear links between productivity and how people are managed at work. The report finds that performance tends to be higher in businesses where there is a focus on higher quality products or services rather than only on low cost and where workplace culture is clearly aligned with the future direction of the business. Investment in workforce training and an intelligent approach to the implementation of ‘smart’ or agile working practices also has a positive impact.

Demand for East London offices rise as occupiers seek cost effective space

The Transport for London Building at The International Quarter Stratford 3The amount of leased office space in London over the first half of this year is 13 percent ahead of the same time last year, according to new research published by commercial property consultancy Cushman & Wakefield (C&W). Leasing activity totalled just over 6.26 million sq ft from January to June 2015, compared to the same point in 2014 when 5.6 million sq ft was transacted and is the highest Central London first half total since 1998, when 6.7 million sq ft was let. According to C&W, the figures presented in the report suggest that there was a significant upturn in activity in East London, with 1.2 million sq ft let, only marginally behind the City market (1.24 million sq ft) and significantly ahead of West End volumes (915,000 sq ft).  East London offices take-up was at its highest level since Q4 2010 as a result of three transactions over 100,000 sq ft.

HumanThe speed of technological development over the last 30 years has been pretty mind blowing. Of course, some technologies came and went, for instance you would struggle finding fax machines in your office nowadays or people using Pagers to contact one another.  It’s no wonder that in the early nineties futurologists predicted the death of the office. Technology was shaping the way we worked and was leading us away from office buildings towards a digital workplace. Yet videoconferencing hasn’t destroyed the need for business travel. Team meetings haven’t been abandoned because of messaging services like Yammer, Slack, Lync and Webex. We still do a lot of business face to face over coffee in a meeting room. Although technological advances have greatly improved the way we connect and do business, companies still appear to value human interaction.

World’s first 3D printed office building to be created in Dubai

World’s first 3D printed office building to be created in Dubai

efb98403-799e-4b39-8023-8cd62d9a5222Could this be the shape of things to come? A Chinese 3D printing firm has announced that it has plans to print a fully functioning office in Dubai (where else?). The company, WinSun, will use a 20 foot tall printer to create the components for the 2,000 sq. ft. building which will then be assembled by hand. The local developers behind the scheme claim that the technology, once perfected, will cut project delivery times by as much as 70 percent, waste by up to 60 percent and labour by between 50 and 80 percent, compared to traditional methods of office construction. WinSun has a track record of printing affordable housing in its native country, but this is the first time that it has applied its large scale 3D printing technology to an office building. It also plans to print interior architectural elements and office furniture for the building.
