SMEs spend more time searching for private offices than coworking space

Second Home coworkingSearches for private offices have become more popular than coworking space among SMEs over the past year, according to new data from commercial property marketplace Hubble. The firm reports that this marks a reversal from the previous year’s results, although searches for coworking space remain disproportionately high compared to the overall office market. According to Hubble, searches for private offices grew an average of 40 percent month-on-month from January 2017 to January 2018, with 43 percent more searches being made for private offices over coworking space, and searches for the category ‘private office’ comprising 62 percent of all searches on the Hubble platform.

London office market is booming and proving resilient in the face of Brexit

A new report from Knight Frank claims that activity in the office market in London increased sharply last year, which the property adviser said was driven largely by growing demand from the UK’s burgeoning tech sector. The report said office leasing activity in central London hit 13.84 million sq ft last year, more than 2 million sq ft than in 2016. Knight Frank said it had seen ‘extraordinary demand’ for London offices from the Technology, Media and Telecommunications (TMT) sector. However, the report also claims that there is now a lack of quality office space supply because, despite the fact that more than 259 development schemes are under construction in Central London, 187 are residential, and of the remaining 72 offering commercial space, only two-thirds are available to lease, with many of them already pre-let to office tenants.

Well that’s what Mark Price (Lord Price) the previous Managing Director of Waitrose and former Minister with the Department for International Trade said in a recent book, Workplace Fables: 147 True Life Stories. I like Mark Price and his writings but certainly don’t agree with his view about selling. To me business and life are about design. Just close your eyes and imagine life without it. If your imagination could handle this, and when you opened your eyes you would be standing in a field stark naked, because nothing apart from nature would exist. If you had bad eyesight things would be blurred and any illnesses could not be medicated. You may even have trouble eating unless you found some palatable vegetation or a creature willing to be caught, unless of course it did not eat you first.

Rent falls due to Brexit and concerns about oversupply of serviced offices in London

There have been 18 months of faltering net effective rents within the commercial office market in the Capital since the Brexit referendum, with ten of the 18 Central London office submarkets monitored in Cluttons’ latest London Office Market Outlook report registering rent falls in the final quarter of 2017, buoyed by additional incentives such as contributions to fit out costs and even delayed completions becoming commonplace in many locations.  The report also raises concerns about the potential for an oversupply of serviced offices within the Capital. However, despite this and a perception that Central London offices are currently fully prices or possibly over-priced, by both occupiers and domestic investors, London remains a resilient city, continuing to attract high volumes of overseas capital. Employment growth is of course expected to be influenced by both the levels of GDP growth during 2018 and the Brexit divorce proceedings, which in turn will affect rental values. But says the report, aside from concerns over Brexit, there is no evidence from recruitment agencies to suggest a current, or planned exodus of finance and banking professionals from the City.

Plans to develop 2 million sq. ft. of office space in South East England announced

Property developer John Baker, formerly of Baker Lorenz, has launched a new venture to develop a series of new business districts in South East commuter towns and outer London boroughs.  The John Baker Group is working in partnership with building and civil engineering contractor Sir Robert McAlpine on the £2bn project which will see the delivery of some 2 million sq. ft. of new office space across the South East. The joint venture, called The Commercial Parks Group, has already acquired £20m worth of property in Crawley, Haywards Heath and Bromley in order to create a series of major business hubs.

If the Government is to deliver its plans of driving digital transformation to improve the UK’s public services it must make a step change in procurement within central government and the wider public sector. That is one of the main findings of Procuring the Smarter State: key steps to promote innovation and growth in the public sector, published today by techUK. The Government spent more than £12.2bn with SMEs in 2015/16 and thousands more tech SMEs have signed up to sell their services to Government in the last year through agreements like G-Cloud and Digital Outcomes and Services. But the Government needs to do more if it is to reach its aspiration of spending one pound in every three with SMEs by 2022. This new report sets out how procurement can act as a tool for Government to deliver its vision for the future of public services and use public sector procurement to help foster innovation in the supplier community.

This is according to a new report from HOK’s US team, The New Financial Workplace, an investigation into the threats and challenges facing the financial services industry, with a special focus on how new technologies like cryptocurrency, biometrics and blockchain are disrupting the sector. Financial services companies are being challenged by the emerging fintech industry, says the report, which is projected to grow to $8 billion in 2018. These traditional companies must adopt the cultures and workplace design practices of the technology industry to stay ahead.

Public sector and flexible workspaces drive record office uptake

A new report from GVA Grimley claims that the commercial property markets in the UK’s major cities outside London enjoyed a record breaking final quarter to 2017. According to its Big Nine report, analysing the office occupier markets of key UK regional cities, total take-up for the year amounted to over 10 million sq ft for the first time, well over the 9.5 million sq ft. witnessed at the peak of the market in 2015. The record level of take-up was underpinned by significant lettings to the public sector, in particular the Government Property Unit (GPU), as well as the continuing exponential growth of the serviced office and coworking sector.

Flexible and coworking offices to account for ten percent of UK property market by 2027

Demand for flexible workspace including coworking space soared across the UK during 2017, according to a report from Cushman & Wakefield. The study of the rapidly growing market also claims that WeWork is already the largest single corporate occupier of office space in London, with only the public sector exceeding its scale. In addition, the report also claims that WeWork has taken up more space in London’s key commercial property districts than any other occupier since 2012. According to the report, WeWork has taken up more than twice as much space as Google, which leased 1.3m sq ft over the five-year period, while Amazon and Deutsche Bank leased just over 1 m sq ft and 0.9 m sq ft.

Germany is no longer the most popular global destination for corporate real estate investment, according to BrickVest’s latest commercial property investment barometer. Formerly the most popular location in Q3 2017, Germany has now fallen in favour among investors behind the UK, US and France. Germany saw a drop in popularity from 34 percent to 23 percent in the last quarter, marking its lowest rating since Q2 2016. The UK, however, rose from 27 percent to 29 percent in Q4 2017, managing to sustain its general popularity by consistently ranking above 25 percent.
