Other than government and the Not for Profit (NFP) sector, a prime motivation for every CEO, business owner and manager is the search for increased profitability. In most instances, a business has three pathways to increasing profitability. The first is through increasing turnover or sales (assuming the cost base remains equitable), the second is through reducing costs, and the third is by improving productivity. I have previously written quite a lot about the relationship between office space and productivity increases, but this article will explore one of the most insidious elements associated with any businesses cost base (including government) and that is staff turnover.

In 2013, the US Census Bureau announced that the official human population of the Earth had exceeded 7 billion for the first time. This provoked people to raise concerns that were couched in Malthusian pessimism. Although people might have assumed we’d left behind this kind of flawed thinking, there is obviously something appealing about the idea that exponential population growth is unsustainable when resources increase only in arithmetical terms. We’ve got a problem but what we should have learned in the two centuries since Thomas Malthus first popularised the idea is that there are complex factors that can influence the resources we need to survive, not least in terms of greater efficiency in the way we produce them. A similar debate is also apparent in the way in which the commercial property market is able to offer the right sort of buildings for modern organisations.

8 sustainable megatrendsA total of 25 Green Building Councils from around the world have unveiled commitments reduce greenhouse gas emissions and ensure that the building and construction industry plays its part in limiting global warming to 2 degrees. More than 1.25 billion square metres of buildings – almost double the size of Singapore – will be registered, renovated or certified as green building space over the next five years, under ambitious commitments made by Green Building Councils at COP21 in Paris. Green building is one of the most cost-effective solutions to climate change, which generates significant environmental, economic and societal benefits. A new alliance of 16 countries and over 60 organisations, known as the Global Alliance for Buildings and Construction (which includes WorldGBC, its 74 Green Building Councils and their 27,000 member companies) is now committed to help countries meet their Intended Nationally Determined Contributions (INDCs) through green building.

Logan Offices New YorkThe office furniture design scene certainly came alive in the early 1990s. New ideas and new technologies wove themselves into the grand narrative of new ways of working. Everything was possible and there was no longer one best way of doing things. In New York, Chiat Day’s offices featured touch-down desks, garish crimson floors and walls and a reception framed by a huge pair of plastic, glistening lips. In Helsinki, Sol Cleaning Services did away completely with ideas as outmoded as desks and working hours. In the UK, British Airways gave their staff olive groves and indoor streams to work alongside. And in London a small media company called Michaelides and Bednash had offices that consisted of a room furnished with a single 20m long serviced table for its 20 staff to share. Such workplaces were surely one-offs, mere footnotes to the grand narrative.

Green building LeedsThose bewildered by the confusion of acronyms that surrounds building environmental standards will be pleased to hear that BRE has acquired a rival standard to merge with itsBREEAM accreditation. BRE claims that the acquisition of CEEQUAL, a sustainability scheme for civil engineering, allows it to ‘create a single, science based standard and certification tool for civil engineering and infrastructure projects’. As a result of the acquisition, CEEQUAL will transfer its operations to BRE Global after which CEEQUAL will then be delivered by the BREEAM certification team with support from a CEEQUAL management team. The move is supported by the Institution of Civil Engineers and has been prompted by ‘the industry’s desire for a single sustainability rating scheme that addresses the challenges that infrastructure clients, professions and contractors currently face in delivering more sustainable and resilient infrastructure.’

EngagedOne of the enduring quests organisations continue to undertake is that for the fully engaged employee. They do this for very good business reasons. Managers who understand the benefits of employee engagement can expect to reap the substantial benefits of a more collaborative work environment. In turn, this will lead to an engaging and productive workspace. However, in a majority of organisations, employee engagement remains lower than 35 percent. In light of this principle, Impraise has conducted a study based on over 30 000 feedback interactions between hundreds of managers and employees to see how they would differ from each other when asking for feedback. The results that were found resulted to be interesting and gave a better understanding of the how engaged employees are, and what firms can do to address the chronic levels of disengagement.

onionThe onion metaphor is normally used to describe the layers which must be peeled away to get to the all-important “core” of a problem or issue. The biggest question that is normally asked with respect to choosing office space based on the promise of improved productivity, is quantifying the value of the various initiatives that might be contemplated or proposed. I can’t help but think of how complex that question is due to the many “layers” there are to work through to get to a final quantifiable answer. In its most simple form the question of productivity in the workplace, is confined to how staff utilise their time to undertake the tasks or duties that correspond to expected output. But of course it is not only their use of time, but the environmental influences associated their environment, both in the workplace, its surroundings (the actual building and the precinct in which it is located) and their method of travel to the office.

RIBA signs UN Compact as part of an increased focus on ethics 0

RIBARIBA (The Royal Institute of British Architects) has become a signatory to the United Nations Global Compact (UNGC) and has undertaken to support its principles on human rights, labour standards, the environment and corruption. Joining the UNGC is part of the RIBA’s focus on ethics which has recently included co-founding a new coalition to develop a set of globally recognised ethics standards for real estate and related professional organisations. RIBA President Jane Duncan said: “As our profession changes and becomes increasingly international, so must our approach to developing and reinforcing professional ethics. Architecture has a direct impact on societies and economies; it shapes and influences the world we live in. For this reason, we architects have a duty to uphold the highest standards wherever we practice. I am delighted that RIBA has signed the UN Global Compact and undertaken to support and promote its principles.”

EscapingA lack of career opportunities is resulting in more people leaving their job and this increase in employee turnover is costing organisations thousands in lost productivity, finds a CEB survey of more than 12,000 employees worldwide. Traditional, linear career paths where employees climb the corporate ladder one promotion at a time are a thing of the past, but the resulting flat organisational structures mean employees spend more time at each level – roughly three more years than in 2010. This stalled progression has caused 70 percent of employees to be dissatisfied with their opportunities, leading to greater turnover. Rather than encouraging an environment where promotions are the measure of career progression, companies should build growth-based cultures where moves across functions are not only planned but encouraged says CEB. Doing so not only improves engagement but also helps improve the bottom line.

BoscoVerticale_PaoloRosselliThe Council on Tall Buildings and Urban Habitat (CTBUH) Awards Jury has announced that Bosco Verticale, Milan, is the overall “2015 Best Tall Building Worldwide” at the 14th Annual CTBUH International Best Tall Building Awards Symposium, Ceremony & Dinner, held last week at the Illinois Institute of Technology, Chicago. In July, the CTBUH Awards Jury named a winner from each of the four competing regions in the world: Americas, Asia & Australasia, Europe, and Middle East & Africa. The Regional Winners were One World Trade Center, New York City, United States; CapitaGreen, Singapore; Bosco Verticale, Milan, Italy; Burj Mohammed Bin Rashid Tower, Abu Dhabi, United Arab Emirates. Although the overall winner was primarily a residential tower, offices were well represented in the regional winners thanks to the inclusion of One World Trade Center and Capita Green.

High job demands, stress and job insecurity are among the main reasons why people go to work when they are ill and should probably stay home, according to new research from the University of East Anglia. The study sets out to improve understanding of the key causes of employees going to work when sick, which is known as one of the main forms of presenteeism, and to help make managers more aware of the existence of the phenomenon, what triggers the behaviour and what can be done to improve employees’ health and productivity. A key finding of the study, published yesterday in the Journal of Occupational Health Psychology, is that presenteeism not only stems from ill health and stress, but from raised motivation, for example high job satisfaction and a strong sense of commitment to the organisation. This may motivate people to ‘go the extra-mile’, causing them to work more intensively, even when sick.
