BIMThe British Institute of Facilities Management (BIFM) has launched its new ‘Operational Readiness Guide: A guide to ensuring long term effectiveness in the design and construction process’. The guide aims to ‘equip facilities management professionals with the skills, knowledge and guidance to effectively engage at each stage of the design and construction process to deliver greater value to the end user organisations that occupy the buildings.’ Its launch coincides with the first day that centrally procured public sector projects in the UK will require the implementation of Building Information Modelling (BIM) at Level 2. The authors claims that in order for FMs ‘to deliver long term effectiveness and relevance for the end user facilities management professionals need to be engaged from the start and learnings and insights from operators applied to close the gap between building design and performance’.

CaptureAlthough a competitive salary, company perks and an exceptional office culture may seem enticing to the American workforce, a new study shows there are more important motivational factors. A survey conducted by Kelton Global for Cornerstone OnDemand reveals that career satisfaction and work-life balance are the top reasons American stay at their current jobs (38 percent combined), while nearly three in ten (29 percent) resign due to work overload and lack of healthy work-life balance. Employees said they’d make life-altering decisions and considerable sacrifices in order to find a sense of satisfaction, fulfillment and purpose in their careers. In fact, 89 percent of employees would consider making a lateral career move with no financial incentive for multiple reasons, including to start an entirely new career (41 percent) or take on a professional challenge (40 percent). Google Nap RoomHeadline grabbing employee perks such as free catered lunches and massages; whether Google’s free nap times during the day or Netflix’s free unlimited holidays are all very well, but they are hardly the norm. Back in the real world, over half (61 percent) of people in the UK believe they don’t get near enough employee incentives at work. Yet, when losing and hiring employees is far more costly than keeping current employees happy and motivated – for instance, an Institute of Leadership & Management (ILM) study revealed that 17 percent of employees claimed they were looking for a new career due to feeling under-appreciated in their place of work – it might be wise to find out what employees really want. Workplace services supplier Direct365 did just that and discovered that workers want perks that they can relate to and enjoy, and which cater towards and take into consideration their individual needs. Unsurprisingly, flexible working is at the top of the list.

Bash streetStrange as it may seem now, there was a Budget last week. We’d planned to produce a report on it once the dust had settled but given that whatever dust had originally been kicked up has now been swept away by a political storm, it’s only now we feel able to offer some perspective a few days out. As ever these days, the budget touched on a number of aspects of the workplace, sometimes hitting the mark and sometimes suggesting politicians don’t yet understand how people work. There was the usual stuff about rates and commercial property but also plenty to digest about the freelance economy, productivity, new technology, flexible working legislation and the current, often faltering attempts to develop wealth and infrastructure as well as the 21st Century creative and digital economy in places other than London. There’s plenty to digest here and plenty of people have already had their say, so a chance to grab a coffee and take all or some of it in.

Manchester office marketApproximately 625,000 sq ft (58,063 sq m) of office space in Manchester is set to be refurbished over the next two years as the market responds to continuing demand. According to Savills, Grade B has accounted for an average of 62 percent of the city’s annual take up over the last 10 years, and with Grade A supplies running low the proportion could be even higher in 2016. Despite growing demand for Grade A office space in Manchester over the last three years, annual take up has consistently been under pinned by larger Grade B occupiers seeking to balance high quality offices with value for money.  Savills also reports that the TMT sector has taken more Grade B space in Manchester than any other sector over the last five years, with deals totalling 710,889 sq ft (66,042 sq m); a significant increase on the 294,631 sq ft (27,371 sq m) of secondary space let to TMT occupiers in the previous five years.

Young workersThere’s been a lot of assumptions and predictions made about Millennials, and the upcoming generation of workers dubbed Gen Z. They’re alternately spoilt with a sense of entitlement or have a zeal for change and strong social conscience. So while there is a danger of stereotyping this diverse group, employers still need to work out the best way to attract and retain the most talented. Today’s graduates have enjoyed much higher quality university accommodation and facilities than previous generations, and the flexibility of the modern day campus is clearly influencing their work choices. Unlike the generation before them, recent graduates place double the importance on flexible work and work-life balance than they do on their earnings to chart their success. A Bright Network study of over 2,000 of the country’s top graduates also found that high priority was placed on a clear path for advancement over and above high earnings.

google-new-hq-plans-5 smGoogle’s ambitious plans  for a new headquarters complex in California have been dramatically scaled back after the original plans were rejected by the City of Mountain View authorities. The original project came into question last year when it was revealed that Google’s plans were seen as overly ambitious given that they were competing for available space with LinkedIn’s plans for  an office on adjacent land. The new plans, created by Heatherwick Studio and Bjarke Ingels Group share many of the same objectives however, including an open design, extensive landscaping, a focus on both work and leisure facilities and a flexible and sustainable design. The new schematics present it essentially as Centre Parcs populated by hipsters. As one Insight contributor convincingly argued recently, this sort of design is impressive and ideal for Google but should not be taken as a blueprint for anybody else.

Motivated senior staffOnly 40 percent of executives say their organisation helps them unlock their potential, according to a new global survey of senior executives. Pay and benefits are just one of many factors motivating these executives; with the most commonly cited motivation “making a difference,” chosen by 55 percent of respondents, followed by “personal growth and development,” “leading and organising others” and “monetary compensation,” each chosen by 45 percent of those surveyed. The wide range of motivations among leaders is underscored by the fact that no single factor was chosen by much more than half of the respondents. The survey by Egon Zehnder, “What Makes You Thrive?” discovered that many executives are leaving their potential at the office door, with 31 percent saying their organisation didn’t help unlock their potential and 27 percent not sure. 72 percent of those surveyed said they would welcome more help from their organisation to pinpoint and pursue personal motivations and goals.

Commuters walking into the central financial business district of London's DocklandsFlexible working is on the way to becoming the norm in financial services with the average employee spending 39 percent of their time working remotely, according to new research from tech consultancy Intercity Technology. The company surveyed a mere 100 employees from different organisations within the financial services market to gain insight into their workplace habits so you may want to treat this carefully. The respondents also thought this proportion of time spent remote working would increase in the next two years to 41 percent, with an ever increasing adoption of technology-led solutions in the workplace. Additionally, the surveys suggests that 70 percent of employees believe using a device of their own choosing positively impacts the way they work with their colleagues, with the biggest specific benefits identified as flexibility (51 percent), more productivity (42 percent) and improved collaboration (33 percent).

Poor line managementA third (33 percent) of UK employees say their career progression to date has failed to meet their expectations, with four in ten (39 percent) blaming poor line management for stifling their ambitions. According to the latest Employee Outlook Survey: Focus on Skills and Careers from the CIPD, a lack of effective training programmes (34 percent) and negative office politics (34 percent) are also to blame. The survey of over 2,000 employees considered the key factors relating to employees’ upbringing, education and workplace that affect whether or not their career progression had met their expectations. It also found that over a quarter (26 percent) of those whose career has failed to live up to their expectations identified poor-quality career advice and guidance at school as a key factor to blame, with three in ten (29 percent) saying they are in the wrong career so cannot show their strengths or potential.

Hong KongHong Kong is the world’s most expensive office location, followed by London, Beijing and New York.This is according to JLL’s Premium Office Rent Tracker, which compares like-for-like occupation costs across 24 cities around the world. This ranks Established World Cities such as New York and London, Emerging World Cities like Shanghai, Dubai and Mumbai, and New World Cities such as San Francisco, Boston and Toronto. The latest research shows that six of the top ten most expensive cities for office rentals are in Asia; with Hong Kong the world’s costliest office rental market on a net basis as well as including added costs such as service charges and property tax. The tracker found continued demand prime office space, despite a rise in economic uncertainty; while across the global cities, the technology, media and telecommunications sectors are moving into premium office space – previously dominated by the finance and professional services sector.

According to a new survey by the CIPD to mark the close of the Government’s consultation on gender pay reporting regulations today, a minority of organisations currently conduct any gender pay analysis, and limited action is being taken by employers to address the causes of gender inequality. The survey of over 1,000 employers found just 28 percent of employers overall and 34 percent at larger organisations (those with 250 or more employees) say their organisation conducts any analysis of the pay of men and women. Among organisations that don’t currently analyse gender pay differentials, only 7 percent of large organisations plan to conduct any analysis of the pay of men and women in the next 12 months, with 47 percent saying they won’t and 46 percent responding that they don’t know. Employers are taking steps to equal opportunities however, such as improving flexible working opportunities available to staff.
