Calls for commercial property sector to have a greater focus on customer experience

The UK commercial property industry is undergoing a fundamental shift towards a more customer centric approach, with an increasingly greater emphasis being placed on delivering outstanding customer service to occupiers. This is the key finding of a new report from The British Council for Offices (BCO) entitled ‘Office Service Standards and Customer Experience: a best practice guide’. While for those who hold a very traditional landlord occupier relationship this change in thinking, attitude and operation may feel revolutionary, the report argues we are already seeing the industry evolve across the board. It claims that this is accelerated by new ‘property sector disruptors’, who are driving a shift in the relationship between property owners and corporate occupiers. Progress on gender equality at work moving at a snail’s pace, report claims

The UK’s gender equality at work has barely budged in ten years, a new report claims. The Gender Equality Index 2017, which has been published by the European Institute for Gender Equality (EIGE), also claims that gender equality across the EU improved little between 2005 and 2015. The index measures gender equality at work using several factors, including the proportion of women in full-time employment, the availability of flexible-working arrangements and career prospects. According to the report, the EU’s score is just four points higher than ten years ago, now 66.2 out of 100. The top performing country is Sweden with a score of 82.6, while Greece moved to the bottom with 50 points. The award for the most improved country goes to Italy, which made a big leap and gained 12.9 points to place itself at rank 14 on the ladder.

Working conditions and office design shown to impact on employee performance

New evidence of a strong correlation between productivity, creativity and even profitability with employee working conditions, such as: light, air, noise, health, culture, design, movement and the quality of furniture have been established in a new report. The syndicated research project, Wellness Together, carried out by Sapio Research, of 1000 UK based office workers and 50 Facilities Management experts, suggests a strong link between people feeling catered and cared for by their workplace/employers and how this impacts business performance. Wellness at work is a dominant theme in any discussion about the workplace. But this is not just a discussion about happiness, it is about creating cultures and environments that are conducive to commercial success. The study identifies that in order to achieve true ‘Wellness’ attention to every single component that can impact mental and physical health needs to be considered, from building structures and company cultures through to the physical furniture and fittings that employees require to work efficiently and effectively.

New Scotland Yard wins Better Public Building Award at the 2017 British Construction Industry Awards

The New Scotland Yard building on Victoria Embankment has been named as the winner of the 2017 Prime Minister’s Better Public Building Award. The Award sets out to ‘recognise excellence in publicly funded buildings and infrastructure, and highlights projects that bring real change to communities, demonstrate innovative and efficient construction and deliver value for money’. The winning building, designed by AHMM, is a £58 million project that remodelled and extended the former Curtis Green building. It represents a move back to Victoria Embankment for the Metropolitan Police service, having first previously occupied the address in 1890. The new entrance is designed ‘to create a welcoming and non-institutional yet secure front door’ and reinstates the iconic revolving sign. The project was completed as part of a major rethink of the organisation’s corporate real estate strategy, in line with UK Government objectives for the public sector estate.

Traditional department-based office layouts reduce efficiency and collaboration, say bosses

Eliminating traditional departmental office seating improves efficiency say bosses

Nearly two thirds (64 percent) of senior executives say their offices are still structured on a traditional departmental basis, despite the fact that the majority of those polled in a recent survey (94 percent) believe project efficiency could increase significantly if they simply re-arranged their office seating plans to promote cross-departmental collaboration between team members. The new report Agile Ways of Working: The Great Leadership Disconnect from digital consultancy, Red Badger, claims that not only do these senior decision makers believe in the promotion of collaboration, but four out of five (81 percent) digital leaders in organisations who were additionally surveyed, strongly believed that an inflexible office layout actively led to delays in launching a product or service into the market or to customers. “Waterfall” ways of working (62 percent) and teams working on multiple projects at once (51 percent) were also among the most cited reason for delays in the past.

Top UK workplaces honoured at BCO national awards ceremony

London workplaces dominated at this year’s annual British Council for Offices National Awards dinner last night as a record six awards went to offices in the capital. London’s Sky Central was awarded the Best of the Best workplace at the British Council for Offices’ (BCO) annual National Awards in London last night. The office was also recognised as the Best Corporate Workplace in the UK, joining a list of six other award winners recognised for excellence in office space. Sky Central was praised by judges for bringing 3,500 of Sky’s workforce under one roof at their landscaped campus near Heathrow, West London. The judges were impressed by the building’s eighteen 200-person workspace neighbourhoods, arranged around six cores that resurrect ‘Büro Landschaft’ inspired planning rules. Judges also commended the vast array of services and amenities on offer, including six restaurants and cafes, a 200-seat state of the art cinema, 200-person event space and a technology ‘lounge’. List of the UK’s most family friendly workplaces announced

A list of the organisations across the UK who are ‘leading the way in building flexible, family friendly workplaces’ has been published by the charity Working Families. The list is devised by asking employers to answer questions which are scored in four key areas, to build a comprehensive picture of their flexible and family friendly working environment. These are: integration which looks at culture, attitude and how far flexibility has become embedded; policy which looks at the creation, development and deployment of flexibility; consistent practice which considers how well flexibility is supported and measurement and results which looks at the effects of flexibility on the organisation, and their ability to understand those effects.

The workplace can and should be used as a strategic tool to support work and cooperation, to shape the experience of the brand and to produce competitive advantage for the organization. Even when not used as a strategic tool the workplace still affects all these parts and there is always a risk that the workplace has instead a negative impact if we are not aware of the relationship and really use workplace as a strategic tool to affect attractiveness, productivity, efficiency and sustainability. The workplace makes a great difference and it is becoming an important differentiator between successful and less successful organizations. I also strongly believe that the workplace management area is a key for us in the FM industry to bring FM to a higher level, to shift from cost focus to more value focus, and this is something we need to do together within the FM industry and we really should take the driver’s seat. But, let’s start from the beginning.

Ongoing drive to replace full-time employees with freelancers and contractors in US, claims report

According to a new report from software firm Mavenlink, over three quarters (79 percent) of US executives believe that the use of contracted white collar workers offers them a competitive advantage, while 63 percent of employees say they would quit their current job to take advantage of a freelance opportunity.  The study, On the Verge of a White Collar Gig Economy: On-Demand Workforce Trends According to Today’s Business Leaders claims to have uncovered significant trends in enterprise use of external contractors, an influx of highly skilled contractors into the workforce and increased individual interest in flexible working structures. This study conducted interviews with 300 professionals from different US based organisations with titles of director or above.

Growing concerns about staff wellbeing will transform real estate over coming years, claims study

The UK commercial property market will be transformed over the next few years as a growing number of firms use their workplaces to address the physical and mental wellbeing of staff, claims a new report from law firm CMS. The report, Smart Healthy Agile, is based around the findings of a survey of 1,000 office workers and 350 real estate firms. It claims that the most common problems associated with office life and sedentary lifestyles, such as weight gain, stress, depression and musculoskeletal disorders are encouraging employers to adopt a different approach to working culture and office design.

Groundbreaking White Collar Factory building opens in London

Derwent London has announced the opening of White Collar Factory. The firm claims that the project is one of the most visionary developments of recent years, White Collar Factory combines the look of a well-built industrial space with modern office design. Located near Old Street Roundabout in North East London and designed by architectural practice Allford Hall Monaghan Morris (AHMM), the features of the White Colla Factory include 3.5m high ceilings, concrete core cooling, a 150m rooftop running track, communal roof terrace, a new landscaped public space and the ability to accommodate flexible occupation. The 293,000 sq ft mixed-use development includes a 237,000 sq ft office tower, where the first tenants are already in occupation. Tenants include Adobe, AKTII, BGL, Box.com, Capital One, Runpath, Spark44, The Office Group and Workshop Coffee. The tower forms part of a new urban campus with a further 56,000 sq ft of offices, studios, incubator space, restaurants and apartments, set around a new landscaped area of public realm, ‘Old Street Yard’.
