BIFM formally adopts new ISO definition of facilities management

If you’ve ever wearied of the endless debate about a precise definition of facilities management, and thought the squabbling often seemed like the conflict over the right end to open an egg that led to war in Gulliver’s Travels, then salvation might be here with the news that the British Institute of Facilities Management has formally adopted the definition of facilities management set out in new ISO standards published earlier this year. That definition forms part of ISO 41011:2017 Facility management – Vocabulary, which was published in April this year. The definition finalised in the standards is: Facility management (facilities management, FM) — organizational function which integrates people, place and process within the built environment with the purpose of improving the quality of life of people and the productivity of the core business. In addition to the vocabulary standard, ISO 41012:2017 Facility management– Guidance on strategic sourcing and the development of agreements was also released earlier this year, while the most recently published – ISO/TR 41013:2017 Facility management – Scope, key concepts and benefits – was published in July.

Whatever you might be told, this is not the Office of the Future

office of the futureIt seems like we don’t have to wait more than a few days at a time before some or other organisation is making its own prognoses about how we will be working in the future, especially at this time of year. The thing these reports about the office of the future all share in common, other than a standardised variant of a title and a common lexicon of agility, empowerment, collaboration and connectivity, is a narrow focus based on several of their key narratives and assumptions. While these are rarely false per se, and often offer some insights of variable worth, they also usually exhibit a desire to look at only one part of the elephant. The more serious reports invariably make excellent points and identify key trends, it has to be said. However, across them there are routine flaws in their thinking that can lead them to make narrow and sometimes incorrect assumptions and so draw similarly flawed conclusions. Here are just a few.

UK commercial property market remains largely resilient

Although the commercial property market in the UK is proving largely resilient, demand to rent levelled off for the first time in almost five years during the past three months, according to a study from The Royal Institution of Chartered Surveyors (RICS) Its gauge of commercial tenants’ demand for property fell to -2 for the second quarter of 2017, its lowest reading since the third quarter of 2012. Demand varies across market sectors, however, with occupier demand declining in the office and retail sectors of the UK commercial property market, but conditions in the industrial segment remain firm, according to the survey.

British businesses at risk of creativity crisis, according to new Microsoft research

British businesses are at risk of a creativity crisis due to workplace cultures that stifle innovation, according to new research launched by Microsoft Surface. Uninspiring workplaces (41 per cent), a stressful atmosphere (34 per cent) and a lack of appropriate spaces to focus and think alone (28 per cent) were all identified as major inhibitors to creativity.  Two in five workers surveyed (40 per cent) say that creativity and innovation are neither encouraged nor rewarded within their workplace – despite creativity being one of the top three skills workers will need to thrive by 2020, according to the World Economic Forum. The research, based on the views of more than 1,100 workers, found that whilst almost three quarters of respondents (73 per cent) consider themselves to be creative, demands of the modern workplace need rethinking, with symptoms such as overworking and stress stifling our ability to tackle problems and produce good ideas. Half of workers (50 per cent) feel least creative when tired, 45 per cent when stressed, while existing workloads (39 per cent) and organisational processes (32 per cent) were also cited as barriers to employees being more creative.

Putting people at the centre of building design could provide large boost to the economy

More thoughtfully designed workplaces, centred around people’s needs, could improve performance and help tackle the UK’s productivity gap, according to a new report. Applying design thinking to boost workplace productivity by 5-8 per cent could contribute up to £20 billion to GDP. The potential gain in productivity, equivalent to twice the annual contribution to UK GDP made by the aerospace industry, is revealed in research conducted by researchers from Imperial College London in partnership with Atkins. Atkins commissioned the research to better understand and quantify the economic benefit from human centred design. The research claims to examine the ripple down effect on productivity brought about by an human centred focus on health and wellbeing. This in turn has a benefit for future business growth and can enhance the position of the national economy, according to the report. The research claims to support the importance of employees’ experience of the building in which they work and confirms that steps to create the right working environment can have a material impact on staff productivity and wellbeing.

The average worker in Britain now takes just 34 minutes for their lunch break with over half of workers (52 percent) skipping their lunch break completely – a significant shift from the traditional one hour break.  Londoners are most likely to skip their lunch hour altogether, closely followed by Birmingham, Manchester and Norwich. This is according to new research from Workthere, the flexible workspace search service launched by Savills last year. Workthere commissioned a poll of 2,000 full time workers across Britain on their lunchtime habits to find out how long they actually take. The results show that office employees eat at their desk on average four days per week and even when they do take a break, they often don’t step out of the office, with over a third of those polled (37 percent) saying they rarely leave the office at lunch time. Additionally, 12 percent agreed they felt pressure to work through their lunch hour. Workthere also asked how the office environment affects these behaviours and found that over a third (36 percent) of those questioned said that access to outside space at lunchtime would make them more productive at work, with 32 percent confirming a quiet area to escape to would make a difference to the time they spend on their break.

Developers and landlords who invest to create offices that embody the occupier-driven focus on wellbeing will reap their rewards commercially while those that don’t face diminishing returns, according to a new report from Cushman & Wakefield. The Well Workplace report claims to map out the major trends, opportunities and challenges of the future facing owners and occupiers of commercial office space due to the growing emphasis on employee health and vitality as part of the work environment.  Improved lighting, layout and use of plants are all known to benefit wellbeing and can increase employee performance. Gains through boosting performance far outweigh potential cost savings through real estate efficiencies – making the imperative for occupiers clear, according to the report’s authors.

In May, the Wall Street Journal reported that IBM had announced that it was obliging a significant number of its staff to give up on remote working and instead move back to corporate offices, many of them regional hubs. Although we had been aware of the change in policy since February, the issue only went viral as a result of the WSJ story. Comparisons were quickly made with Yahoo’s poorly received decision to summon staff back to its corporate HQ in 2013 and commentators expressed dismay that such a major corporation would be willing to return to the command and control structures of a previous era, especially given its sector and track record of encouraging flexible working. What such commentary missed was a particular nuance of the story that might suggest this is more of a continuation of existing IBM policy than they have been given credit for.

The report predicts that an estimated 85 percent of jobs in 2030 haven’t been invented yet. The pace of change will be so rapid that people will learn “in-the-moment” using new technologies such as augmented reality and virtual reality. The ability to gain new knowledge will be more valuable than the knowledge itself.

The Mayor of London, Sadiq Khan, has this week launched his Good Growth by Design programme to ‘enhance the design of buildings and neighbourhoods for all Londoners’. In a speech at the London School of Economics, the Mayor spoke of his vision for the future of London as the city’s population heads towards 10 million people. In what is claimed to be his first major intervention on this topic, the Mayor is calling on London’s architectural, design and built environment professions to help realise his vision of London as a city that is socially and economically inclusive as well as environmentally sustainable. According to the Mayor’s office, the Good Growth programme will leave a legacy of world-class buildings, outstanding public realm and large-scale regeneration for Londoners of the future.

Creativity is often thought of as a quality unique to artistic geniuses. When in reality, it is present in all of us, and something that can be enhanced and nurtured, given the right tools and environment. Creativity is the innate human ability to generate ideas, solve difficult problems and exploit new opportunities — it is the fuel for innovation. Many of today’s most pressing business problems require creative thinking to solve them, and creativity is an essential ingredient for business growth. However, 77 percent of CEOs name creativity as their company’s number one skill shortage (20th CEO survey, PWC, 2017). Being agile is critical in a world that is changing rapidly, with disruptive technology, globalisation and an increasingly complex landscape all playing a part. More than ever, supporting creativity at work is an essential part of driving value for both businesses and society. According to a survey from the Institute of Leadership & Management a majority of workplaces are dealing with the summer of sport, by using flexible working to accommodate people’s enthusiasms. Based on a small sample size of around 200 organisations, three quarters (75 percent) of managers would allow staff to watch or listen to sporting events in the office. Staff wellbeing (28 percent) and lower absences (25 percent) are seen by managers as the two biggest benefits in allowing staff to watch or listen to sporting events in the office, according to the study. 78 percent said holiday clashes leaving too many employees off was the hardest aspect of managing staff over summer. The survey claims that 45 percent of managers see sporting events as a tool to boost staff morale. ‘Dress down Fridays’, flexible working hours and picnics were other popular methods. The study also found that managers believed allowing sport to be watched in the office means less absence due to sickness.
