A supposed news item in Crain’s New York Business has claimed that WeWork is ‘squeezing’ people into half the space recommended in the BCO’s Specification Guide; “roughly the size of two standard doors laying side by side”. RICS' new commercial property service charge rules come into effect todayNew service charge rules which aim to ensure there are no hidden costs and clarity around disputes, come in to force today (1 April 2019) and are mandatory for RICS professionals. ‘Service charges in commercial property’ has been developed with industry leaders, including major property organisations and professional bodies to secure transparent, upfront and fair costs for businesses as part of the maintenance and upkeep of their building. Amongst the rules, any charges incurred by the tenant must be explained fully at the outset and in accordance with the terms of the occupational lease, whilst any upkeep costs not specifically mentioned or explained in a lease must be made irrecoverable from the tenant.

Some things have changed,however. For some time, the hybrid economy of serviced offices has turned the product into a service. But, in many cases this has simply made the leasing of space simpler and more flexible.

For many years, we became used to new technology being treated with excitement. Essentially, people thought technology made their lives better. More recently this consensus has been tested. On a very practical level, there is growing concern about the impact of everyday technology. ‘Screen-time’ has become a byword for anxiety and disengagement from the real world. Meanwhile, there is trepidation about the impact of future technology, such as the automation of jobs. Whilst caution is needed, there is a danger that we are forgetting the many benefits technology can bring. As an example, look to the workplace. Already, offices are gaining hugely from technology that benefits employee wellness and productivity.  However, we have only just begun to feel its impact. A ‘fast’ office may sound like an oxymoron. A building isn’t going to win a 100-metre race. Yet fast offices, which allow employees to control their immediate environment, are becoming increasingly common.

Bloomberg HQ declared the best new building in the UK as well as best office

The humble office doesn’t always feature prominently in RIBA’s annual Stirling Prize list but last night, Bloomberg’s European headquarters was named the UK’s best new building. The 2018 RIBA Stirling Prize judges were unanimous in their decision to award Bloomberg the 2018 RIBA Stirling Prize describing it as a “once-in-a-generation project”. RIBA President, Ben Derbyshire says it is a “monumental achievement”.  It’s the second award bestowed on the project in the last week. British Council for Offices announces names of best workplaces in UK

Bloomberg’s London HQ (left) came out on top at the British Council for Offices (BCO) National Awards in the UK’s capital last night, taking home both the ‘Best of the Best’ and the ‘Corporate Workplace’ awards. The office was joined by five other award winners recognised for excellence in office space. The BCO’s respected National Awards programme sets out to recognise top quality office design and functionality, with the objective of setting the standard for excellence across the office sector in the UK. The awards dinner attracted over 1,200 players from the office sector to celebrate the best-in-class talent. Winners from the 2018 Regional Awards programme attended the event at London’s Grosvenor House, hoping to take home the National Award for their category.

virgin media designMany of the techniques employed by modern illusionists rely on a thorough grounding in the research of psychologists. They’re not alone in standing on the shoulders of academics to bend people to their will. Many of our beliefs about the workings of our society and workplaces and their design are based on this sort of manipulation. It’s telling that the growth of consumerism in the 20th Century, especially after the War when we first began to move from a needs based economy to one fuelled by desire, was driven by the ideas of Sigmund Freud’s nephew. Edward Bernays became the ‘father of PR’ by popularising his uncle’s theories in the US then applying them to mould the subconscious desires of the American masses. He did this not just in the name of commerce but also in that of politics because he believed that society was becoming increasingly irrational, immoral and dangerous.

RICS announces standards to tackle unfair commercial property service charges

RICS standards aim to tackle unfair commercial property service charges

New mandatory requirements that will ensure service charges to commercial tenants are transparent, upfront and fair, and that any costs incurred are in accordance with the terms of the occupational leases, have been announced by RICS. The Institute, which has long called for a fairer and more professional approach to property management to help outlaw “rogue” landlords and managing agents says ‘Service charges in commercial property’ will help regulate the activities of landlords and their agents, whilst protecting tenants from having to pay for unscrupulous repair or maintenance costs. It has worked with major property bodies representing owners, occupiers and managing agents – including BPF, BRC, BCO, PMA, CoreNet, REVO, PMA alongside ICAEW and Law Society, the professional bodies for accountants and lawyers – to produce the recommendations that reflect the needs and opinions of landlords and tenants and the specific considerations of different sectors.

Creating a productive workplace for people is all about context

commercial property innovationThe quest for a proper understanding of the links between the places we work, the things with which we fill them and our wellbeing and productivity has been ongoing for a very long time. It predates our current thinking on productive workplace design and the facilities management discipline as we now know it by decades and has its roots in the design of early landmark offices such as Frank Lloyd Wright’s Larkin building and research such as that carried out at the Hawthorne Works in Chicago in the late 1920s. Yet the constantly evolving nature of work means that we are forever tantalised by an idea that we can never fully grasp and makes established ideas seem like revelations.
