Regus paddington co-working spaceAlmost three quarters (72 percent) of small businesses in the UK believe coworking spaces are the ideal environment to base a start-up. Although the research was carried out by Regus, which happens to provide just that sort of workspace, the research did detect some strong preferences from small businesses that suggests sharing office space is the best solution for fledgling firms to thrive. When asked about the benefits of coworking compared to other workspace options, more than eight in ten respondents (83%) from the research, which canvassed the opinions of over 2,600 UK-based small companies, claimed it was a much more cost-effective alternative to a fixed office. The opportunity to meet other entrepreneurs (70 percent) was also identified as a major plus point, with 63 percent believing that shared space provides more inspiration than a traditional office setting and 61 percent saying that this kind of workplace offered a more creative environment that regular offices.

New smart working code of practice launched by BSI and Cabinet Office 0

CaptureWe’ll return to this in detail next week, but yesterday the business standards company BSI working with the Cabinet Office launched a new code of practice on Smart Working. The Smart Working Code of Practice, BSI Publicly Available Specification (PAS3000) has been designed to support organisations in implementing smart working principles. The Cabinet Office sponsors it on behalf of the Smart Working Charter Steering Group of industry, academia, institutions and other public sector bodies. According to the Cabinet Office, the code brings together best practice from across the world and across disciplines and will enable organisations to move from principles to standards and benchmark themselves against high performers in smart working. At the launch, the organisers also announced the second annual The Way We Work (TW3) Awards, a Civil Service programme recognising government teams that have created smarter ways of working.

Edinburgh coworkingNew research from the UK solicitors network QualitySolicitors claims that demand for flexible coworking space is set to soar, with 71 percent of SMEs predicting this to be a priority for them in the short and medium term. According to the study of 250 small business decision makers, over two fifths (42 percent) believe that having a flexible and adaptable space where they can grow is ‘more important’, almost a fifth (18 percent) say it’s important to be able to interact and collaborate on ideas with other businesses in their premises and a further 39 percent are looking for a workspace with networking opportunities. It’s not just the space that needs to be flexible however; over half (54 percent) claim they want flexible, short term lets when negotiating their lease and 53 percent would demand a break clause to prevent them from being tied down if the space is no longer practical for their business.

RoneryMore and more British workers are working remotely, from home and other locations, but they are growing increasingly disconnected from their colleagues. Those are the findings of two studies into new ways of working conducted independently by Plantronics and Regus. According to the Plantronics survey of 2,500 staff, flexible working was given another boost over this Summer in response to the (intermittent) good weather and industrial action by London public transport staff. During August, more than half (55 percent) of the workforce chose to work from home or remotely more convenient to them, the audio communications firm’s study found. On the flipside,  the survey of 4,000 workers by serviced office provider Regus claims that almost two-thirds of employees who work from home miss mixing with colleagues and can feel lonely as a result.

WeWork MoorgateChanging attitudes amongst occupiers towards office space and the explosion in the numbers of freelance workers and microbusinesses are driving an upsurge in coworking and other flexible working environments worldwide. That is the key conclusion of a new report from DTZ which claims that the number of dedicated flexible working locations worldwide is likely to hit 50,000 over the next three years, with parts of London leading the way. We reported recently how coworking pioneer WeWork has already announced its plans to dominate London’s commercial property scene in the same way it already does Manhattan’s. Now, the How You Work report from DTZ suggests that this is the shape of things to come for many cities, with London leading the way alongside a tranche of global tech and creative centres such as New York, Berlin and Shanghai.

Coworking juggernaut WeWork announces plans to dominate London

wework-soho-london-1Earlier this month, US based coworking juggernaut WeWork announced that it had opened the UK’s largest space of its kind in Moorgate in East London. Now, according to a report in the journal CoStar, the firm is looking to become a major tenant in the commercial property market in London in the same way that it has come to dominate Manhattan. According to the report, WeWork is looking to acquire over 1 million sq. ft. of space in the capital over the next 18 months as it seeks to provide coworking space for its growing customer base of young creative and technology businesses and other start ups. If it succeeds in finding the space it wants, the firm will have quadrupled the commercial property it occupies in London to 1.5 million sq. ft. WeWork is already Manhattan’s largest tenant and is now valued at $10 billion, having started in 2010.

Quarter of UK workers expect flexible contracts past traditional retirement age A quarter (28 percent) of UK workers expect their employer to create a part-time or flexible role for them once they reach the state pension age, according to new research from Aegon. Workers in healthcare (40 percent) administrative (31 percent) and engineering and manufacturing sectors (32 percent) are most likely to expect their employer to create a flexible role for them, while those in the creative arts and design sector (32 percent) are more likely to become self-employed and start up their own business. Nearly two thirds (61 percent) are planning to carry on working if they haven’t saved enough by the time they hit their target retirement age; with more than one in three (36 percent) planning to continue working in their current role until they have enough saved; while one in ten (9 percent) expect to become self-employed.

Home workingA combination of tube and rail strikes causing travel disruption in London today, means many businesses will accede to requests to work from home. Yet a large number of UK employers are still reluctant to encourage home working. According to a recent report by Redcentric, despite the fact that that just under a third of UK office workers reported an increase in productivity when working outside of the workplace, 48 percent of respondents claimed that their employers didn’t allow them to work remotely, with 23 percent saying that their business simply didn’t like them doing it, for reasons such as data privacy and loss of productivity. Yet research by PMI Health Group shows nearly a third of staff feel pressured to routinely check and send emails from home, which suggests that employers tacitly encourage home-working, as long as it is on their terms.

flexible workingWhilst the world has focussed heavily on the asset productivity of offices over the last 30 years, reducing the cost of offices per head, often using agile working as a tool for achieving this, it’s becoming clear that the mobility afforded by the latest technology products can be used to aid Knowledge Worker productivity. Knowledge work plays an increasingly large part in the economic fortunes of developing countries. Indeed the vast majority of people working in AWA’s client organisations are Knowledge Workers. Over the last 30 years we’ve seen a gradual shift from manufacturing to service and now to knowledge based industries. Knowledge Workers are broadly speaking ‘people who think for a living’. Whilst the concept of ‘productivity’ in manufacturing and service industries is well understood it is barely understood at all for knowledge based sectors.
